How does it work?
Get in touch
Just drop us a hello and we can set an appointment to meet at a time and place that suits you. Our office, your lounge room, or even over Zoom! We're flexible.
Tell us about your dream home
Our Construction Director will meet with you one-on-one for a detailed chat.
This is the part where we get to know each other a bit better.
You tell us your vision for your new home and really help us understand your wants and needs. If you already have a floor plan or house design in mind, you can share that with us. Or we can browse through some of our existing plans and see what takes your fancy. We will also take you through our range of inclusions so you can select which of our packages work best for you.
We present, ‘The Tender’
Based on the information you share with us during our first meeting, we put together a proposal for you – The Tender.
We still have a lot of details to discuss and decide but we know it is important for many people to have a good idea about what a builder has to offer, as well as price. That is exactly what The Tender offers – a reliable price estimate based on your chosen floorplan and our Classic Inclusions package (the Edenview Standard).
If you liked it then you should put a signature on it
On The Tender that is. But of course you can make changes to it and ask us any questions before you do! We want you to feel totally confident going into this relationship.
The Tender locks in your chosen floor plan and inclusions package, and gives us the go-ahead to get started on the pre-construction work.
At this point, you pay a design and planning fee of $1,500. This fee covers our internal and external costs for arranging a soil and contour test of your block, as well as drafting the floor plans for the building approval process with our architect. This fee comes off your final contract price.
Let’s check out your block
We need to do a couple of important checks to make sure your block is ready for construction.
-
Soil test: Tells us about the type of soil on your block. This is important for deciding the right type of foundation for your home.
-
Contour test: Tells us how hilly or flat your block is. This can impact the position of your home on the block and the design.
-
Site visit: We visit your block to make sure we haven’t missed anything.
Based on the results of these tests, we can let you know what changes may need to be made to your design or build (if any). Doing these tests early can help save you costly and unexpected changes later on.
Colour your home
This is the point where you get to pick all the beautiful details of your homes – the colours, materials, and finishes. We will take your through all the various options for you to choose from and help you make choices that work for your lifestyle and aesthetic. We can also add or remove any inclusions if you’ve changed your mind since signing The Tender.
At the same time, our architect will be turning your final floor plan into construction drawings so that these are ready to submit for building approval.
We present, 'The Contract'
Once you’ve chosen all the details of your new home, we will then put together the Building Contract.
The Building Contract specifies all the chosen details of your new home, including the finalised construction plans, inclusions, finishes, as well as the final fixed price for your finished home. It also gives you information about payment schedules and timelines for your build.
Once signed, the Contract locks in all of these details about your new home.
Building and council approval
Once you’ve signed off on the Building Contract, we get started on obtaining the appropriate approvals from council to be able to build your new home.
Council approval can take a while - anything between 3 weeks to several months.
Let's get building!
Building approvals are in. Let the construction begin! (Check out a step-by-step breakdown of the construction process.)
Now you sit back, relax, and watch your new home come to life. You can feel confident knowing that you’ll always be in the loop:
-
We send you fortnightly status reports that give you a snapshot of progress on your home – completed milestones, progress photos, how we’re tracking for timelines.
-
You visit us onsite to inspect the progress of your home at set intervals (as set out in your contract).
She's all yours
You inspect your finished beauty and we hand her over to you.
We’re confident you’ll love everything about your Edenview Home because we build it with precision and care. But if we’ve missed any little bits and bobs, you're covered by the defect liability period, meaning we'll come back and fix it.
